Bower Woods Area Structure Plan Now Open for Input

The City of Red Deer is inviting residents to have their say on the future of Bower Woods, a new residential neighbourhood, by reviewing and providing input on the proposed Bower Woods Neighbourhood Area Structure Plan (NASP). The future Bower Woods neighbourhood will be located on the lands west of 40th Avenue, between Sunnybrook and Southbrook.

Prepared by Melcor Developments and Stantec, the NASP outlines a vision for a vibrant, connected, and environmentally sensitive community that will be home to approximately 1,800 residents. The plan includes a mix of low, medium, and high-density housing, integrated green spaces, and a 10-acre neighbourhood commercial site.

Key features of the proposed Bower Woods neighbourhood include:

  • Protected natural areas, including the preservation of Piper Creek and its surrounding ravine
  • 37.9% of the area dedicated to open space, including Environmental Reserve and Municipal Reserve lands
  • Direct connections to Red Deer’s 110+ km Waskasoo Park trail system
  • A future pedestrian bridge across Piper Creek, offering safe access to Bower Mall and other west-side amenities
  • A mix of housing options to support affordability and diversity in housing
  • Space preserved for a possible future extension of Molly Banister Drive

“Bower Woods is an important part of Red Deer’s future growth, and we want to ensure the neighbourhood reflects the values and priorities of our community,” said Kimberly Fils-Aime, Senior Planner. “We encourage residents to review the plan and share their thoughts either online or in-person.”

Residents are encouraged to review the plan and share their feedback:

  • Online: Visit engage.reddeer.ca between May 5 and June 4, 2025
  • In Person: Attend the public open house on Tuesday, May 20, 2025, from 5 – 8 p.m. at the Bower-Kin Community Hall, 85 Boyce Street.
