Red Deer City Council approves 2025 property tax rate bylaw

Red Deer City Council has approved the 2025 property tax rate bylaw, which includes a 10.35 per cent increase for residential properties.

As required by legislation, City Council must pass an annual tax rate bylaw to collect the property tax revenue outlined in the City’s operating budget, along with this year’s provincial requisitions. These provincial requisitions, which support education and seniors affordable housing, make up approximately 26 per cent of the average residential tax bill.

In December, Council approved a 10.5 per cent increase to the tax-funded portion of the City’s operating budget. When combined with the 2025 provincial education requisition increase of 10.95 per cent and a decrease in the senior’s affordable housing requisition, the overall tax increase is:

  • 10.35 per cent for residential properties
  • 6.49 per cent for multi-family properties
  • 10.35 per cent for non-residential properties

For every $100,000 of residential assessed value that has changed at the typical rate, this increase equates to an additional $7.74 per month in total property taxes, including requisitions. The total annual tax bill on every $100,000 of residential assessed value will increase to $989.71 in 2025, up from $896.89 in 2024. The property tax increase will affect property owners differently, depending on how their property’s assessed value compares to the market.

“Setting the municipal property tax rate is a key step in funding the services, infrastructure, and amenities that make Red Deer a vibrant and thriving community,” said Mayor Ken Johnston. “With a solid assessment base and attractive taxation policies we continue to support economic growth while maintaining high-quality services for our residents. Red Deer remains competitive, with per capita municipal property taxes 12% lower than the average and excellent value for those who choose to live, work, and invest here.”

Tax notices will be sent on May 12, 2025, with payments due by June 30, 2025. Property owners can sign up to receive their tax notice electronically via MyCity at RedDeer.ca/MyCityLogin by May 1, 2025. Notices will be mailed to those who do not opt for electronic delivery.

Property owners can register to pay their property tax in monthly instalments with the Tax Instalment Plan (TIP). More information is available on The City’s website, RedDeer.ca/TIP and the deadline to register is June 15.
